This commercial project included coordination of two design teams, one for shell and core revisions to an existing building and the other for tenant improvement work for a health club. The complex nature of this project required coordination meetings with the city and project applicants and a site visit to evaluate the existing building. Items unique to this project included issues such as no-build easements, a height restriction recorded on the existing building, transition of new revisions to the I-Codes on an existing UBC building, complications on fire-resistive requirements on new and existing building elements, deferred submittals, pedestrian protection, coordination of special inspections, etc. The new area created under the shell and core permit included over 14,000 s.f. and carried a valuation of $1.5 million. The tenant improvement package related to over 41,000 s.f. and included a valuation of over $1.6 million.
